Role: General Manager and Head - Global Infrastructure (Joined as Program Director and promoted as GM in April 2015) Responsibilities: • Responsible for on time delivery, quality, cost and sustainability with respect to all infrastructure projects. • Long term and short-term Real Estate Strategy formulation in alignment with Business Plan of the organization. • Lease transaction process, site selection, lease execution, applicable laws, closing etc. • Responsible for statutory clearances such as Fire NOC, Occupancy certificate, CEIG clearance etc. • Member of Infrastructure Committee -for decisions on Infrastructure Development, budget etc. Major Achievements: ? Leading a team, which delivered about 1.5 million square feet space across globe in last 5 years. Out of this, about 1 million square feet of base building construction and fit outs. Balance only fit out on leased facility. Facilities located in Bangalore, Pune, Hyderabad, Chennai, Bhubaneswar , New Jersey, Minneapolis, Atlanta, San Jose, Redmond, Munich and London. Facility consists of Global Learning Center at Bhubaneswar and office facility consisting of over 7,000 seats spread across locations listed above. All projects completed on time, within budget and to the desired quality. Role High lights • Establishment of space and design needs in collaboration with all stake holders such as end user divisions, Finance, HR, IT • Selection & engagement Professional Team such as Architects, Engineers and other specialist Consultants, as required • Coordinate Test Fits and Block Plans, through to detailed space-planning and design layouts • Monitor, track and report overall project progress, identify and mitigate any risks in the overall quality and timeline of the project. • Identify all change management needs and collaborate with all functional teams as necessary, ensuring a smooth transition. • Manage the project budget; reconcile to meet the approved funding and regular status reporting to team and corporate finance. • Coordinate a detailed project program and timeline (in MS Project) integrating developer, base build team, various interior works packages, including IT program, and essential dependencies and milestones, as necessary. • Ensure proper Liaison with Landlord / Local Authority regarding any permission or Licenses received to undertake works. • Coordinate with various infrastructures and IT teams in collaborating various IT needs in the project including server room, LAN, AV etc. • Identify the most suited furniture, appliances, equipment and accessories, coordinate with Procurement team and ensure timely and qualitative delivery within the project. • Coordinate and verify all Design packages from inception test fit to final drawings related to HVAC, MEP and Architectural build, as necessary. • Establish and drive regular client and contractor review meetings, including all principal companies involved. • Oversee construction works in accordance with the specified project brief and manage associated installation contracts. • Coordinate all IT & AV provision, Furniture and similar packages with the main build process to ensure seamless installations. • Coordinating the provision of 'as built' Operation and Maintenance Manuals for inclusion in the local area Health and Safety File. • Coordinate and ensure all hand over processes are well planned and documented. Project High lights 1. Mindtree Kalinga: 20 acre campus at Bhubaneswar consisting of Global Learning Center housing training center and residential accommodation for 500 trainees and also software Development Block: All together about 5L sft.: Major sustainability measures undertaken soil cement blocks for walls, passive cooling system, 550 KW capacity solar power plant, rainwater harvesting and reuse. LEED PLATINUM certification from IGBC. Expansion of residential facility measuring 1.5L sft is currently in progress. 2. Mindtree East Campus at Whitefield: Software Development Block 3.3L sft: taken over by me while work was in progress, successfully completed base building, interior fit outs, food court, obtained Fire NOC and also Occupancy certificate from KIADB. LEED PLATINUM certification from IGBC. This project won prestigious EMERSON CUP for sustainability. 3. Interior fit out projects in Global Village Campus, Bangalore: 2.0L sft including large food court, offices, 50,000 sft each in Pune and Chennai, 150,000 sft at Hyderabad. 4. Interior fit out projects 30,000 sft at Minneapolis, 20,000 sft at NJ, 10,000 sft each at Atlanta and San Jose, 1,25,000 sft at Redmond, 10,000 sft each at Munich and London Above achievements in a short period of time have resulted in promotion as GM in 2015 and Chairman Award - most prestigious award in Mindtree as Business Enabler of the year 2015-16.
